Elgin context
That watchmaking boom left Elgin with a housing stock built in distinct waves: modest cottages and brick flats built alongside more ornate homes for factory owners and managers during the Elgin National Watch Company's 1880s–90s growth years, concentrated today in the Elgin Historic District and the Spring/Douglas Historic District, where most homes went up between 1886 and 1920 and were added to the National Register of Historic Places in 2002. Underneath nearly all of it sits Kane County's glacial till — a compacted mix of clay, sand, gravel, and pebbles left by receding ice sheets — whose clay fraction expands when saturated and shrinks when dry, a recognized driver of foundation movement across the county, while the Fox River itself has produced federally declared flood disasters in 1996 and again in April 2013, prompting the City of Elgin to actively monitor river height and track bank erosion and property flooding along its banks.
